Our Design-Build Process
Dream | The Preconstruction Phase
Dreaming is your job, listening is ours. Our clients come to us for assistance with turning their ideas into a design that matches their lifestyle needs, site-specific requirements, and budget.
As part of the design team, you will work closely with our construction experts and design partner. Over the years we have built relationships with many qualified residential architects that are capable of designing any level of home.
At the conclusion of the design and preconstruction phase, you will receive a set of buildable plans and specifications that reflect your vision for your project, as well as a detailed cost estimate that includes our subcontractor/supplier selections and proposals. We provide this estimate in an open book format, which allows you to see exactly where your money is being spent.
Upon your approval, we will prepare a customized construction contract, which will include the specific construction details of your home, along with a lump sum figure that locks in your cost. Upon completion of the contract, we will move forward with permitting and groundbreaking.
Build | The Construction Phase
During the construction phase, we carefully select subcontractors and suppliers to meet the specific requirements of building your home. Our selection process prioritizes quality craftsmanship, timely performance, and competitive pricing to ensure the highest value for our clients.
Once we have the team in place, we will oversee the construction process of your home. We use Procore, a leading construction management platform, to maintain real-time communication and transparency among clients, subcontractors, and suppliers—keeping all stakeholders informed and aligned throughout the project.
From the first shovel in the ground to the final finishing touches, our team will work hard to ensure you are delighted every step of the way!
Live | The Post Construction Phase
Finally, we move out and you move in!
After your home is complete, we will prepare a closeout package that includes all required documentation, such as warranty information, service manuals, and subcontractor/supplier contact information.
We will also manage the warranty process. As you approach the eleventh month of living in your new home, we will return for a walkthrough to determine if anything needs our attention.
